Welcome to Howburn Residence Limited. To ensure a smooth and enjoyable stay, please review the following Booking Terms and Conditions, which apply to all reservations. By completing your payment and checking in, you confirm your acceptance of these terms.

Payment

• Full payment is required before check-in to confirm your reservation.
• Reservations are only secured upon receipt of payment and acknowledgement from our sales team or booking agent.
• We accept all major debit/credit cards (including American Express) and bank transfers. Please note, bookings are provisional until payment is cleared.

No Smoking Policy

• Howburn Residence is strictly non-smoking. Breaching this policy will result in a £200 deep cleaning charge.
  Persistent violations will lead to cancellation of your booking without refund and potential eviction.

Use of Property

• The apartment is provided as serviced accommodation, including weekly housekeeping. No tenancy is created, and the apartment is not your primary residence.

Cancellations

• All bookings are non-refundable, unless otherwise agreed prior to your arrival.

Complaints

• Your comfort is important to us. Should you have any issues, please notify our office staff during your stay so that we can resolve them promptly.

Third-Party Booking Sites

• We provide information about our accommodation to third-party websites, but cannot accept responsibility for errors or omissions on those platforms.

WiFi Terms of Use

• By using our complimentary WiFi, you agree to be responsible for your internet activity.
• The WiFi service is provided “as is” and “as available,” without guarantee of continuity,error-free operation, or security.
• There are inherent risks in wireless communications; Howburn Residence is not responsible for any issues resulting from WiFi use.
• The internet connection must not be used for unlawful or inappropriate activities. Breaches may result in termination of access.

Occupancy

• Only guests named on the reservation may occupy the apartment. The number of occupants must not exceed the number of beds.

Damage and Cleanliness

• Please leave the apartment clean and tidy upon departure. Any damage should be reported immediately and may be chargeable.

Keys

• There is a charge of £200 per key set not returned. If keys are returned within 24 hours of reporting, a refund will be issued.

Anti-Social Behaviour

• Parties and large gatherings are not allowed. Any anti-social behaviour will result in immediate eviction, possible police involvement, and applicable charges.

Fire Safety

• Tampering with fire alarms or extinguishers is strictly prohibited and will incur a £500 charge.

After-Hours Emergencies

• For emergencies, contact the number provided at check-in. Non-emergency call-outs (e.g., lost keys) will be charged at £50.

Force Majeure

• We are not liable for any loss, damage, or expense caused by events beyond our control, such as war, natural disasters, or governmental actions.

Security Deposit (Pre-Authorisation)

• A pre-authorisation deposit of up to £500 per apartment may be required before your arrival. This may be withheld after check-out if there are issues such as smoking, unauthorised visitors, or damages.

Check-In Requirements

• To receive your keys, you must provide:
• Proof of full payment
• A valid email address and phone number
• A copy of a valid photo ID
• Be at least 21 years of age (lead guest)
• Payment of the pre-authorisation deposit

Definitions and Legal Jurisdiction

• Howburn Residence Limited acts as the agent for the apartment(s) you have booked. Neither the property owners nor the lessors are responsible for loss or damage during your stay.
• These Terms and Conditions are governed by Scottish law. Any disputes will be subject to the exclusive jurisdiction of the Scottish courts.
